Impex Capital Group is excited to present you all with an opportunity to invest in a 2-pack, 55,583 SF medical office building portfolio in El Paso, TX. The portfolio is currently 79.8% occupied; however, contemporaneous with acquisition closing we will be signing 2 15-year leases with a prominent El Paso multi-specialty dental practice (Vista Hills Family Dental) which will take us to 100% economic occupancy (based on Seller’s existing SF measure of the building) after completion of buildouts. The principal/owner of Vista Hills Family Dental will be investing alongside us as well in this project. The property was also re-measured to BOMA standards, allowing us to enhance rental economics by capturing additional square footage.
El Paso is unique in that it is often overlooked and underrated economically as its immediate neighbor across the border in Juarez, Mexico is not appropriately considered in most demographic analyses; however, we see it as a busy, booming border MSA with an especially large healthcare footprint to service growing demand from the collective population of both cities.
