The total purchase price of the property is $25,000,000, translating to $208,333 per unit and $201 per square foot. Our plan is to convert this market rate asset into a mixed-income, 100% real estate tax-exempt asset using the HFC structure (Local Government Code Chapter 394). This approach allows us to aim for opportunistic returns while mitigating the risks typically associated with a value-add strategy.
